JOB TITLE: Housing Maintenance Supervisor
REPORTS TO: Maintenance Manager
PURPOSE OF POSITION:
Supervise housing repair technician staff. Review and confirm completed maintenance tasks, through visual inspection and documentation. Ensure timely service and upkeep of housing, and see that it is done in a timely and professional manner. Protect staff, property and workers through safe worksite practices.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
§ Coordinates the maintenance activities of the repair technicians.
§ Supervises staff in the completion of their daily tasks
§ Oversee preventative maintenance program and organize response for unplanned requests for services.
§ Responsible for company building maintenance operation and assist in equipment inventory control.
§ Identifies present and possible problems and gives instructions for rectification
§ Ensures that workers are provided with the appropriate tools and materials needed to complete assigned daily tasks.
§ Planning, scheduling and cost control of all jobs must be closely monitored and reported to the Head of Department.
§ Monitors employee’s attendance and performance on each project and gives feedback to the Head of Department; motivates & trains staff and suggests areas for further training and development to the Head of Department.
OTHER DUTIES AND RESPONSIBILITIES
§ To be on call to make emergency repairs, such as plumbing leaks, lack of water service, gas emergencies, or electrical problems.
Skills
§ This position requires sound up-to-date technical knowledge within the apartment/staff housing/rental property business. Including trouble shooting electrical, plumbing and appliance problems.
§ Requires ability and skill in plumbing repair and installation, domestic and waste water service/supply, appliance repair, interior-exterior painting, carpentry, masonry, and pneumatics systems. Some refrigeration/HVAC experience helpful.
§ Must have knowledge and skill in hand and power tool usage and operation.
§ At least 3-5 years of successful supervisory experience is required.
§ Bachelor’s or Associates degree is desirable although significant experience and special training e.g. vocational certificates (given prior to 2007) in electrics and plumbing will be considered in lieu of a degree.
§ Personnel management, scheduling and coordination.
